Condo sales going well, developer says

Construction for both waterfront condominiums and the yet-to-be-named hotel could happen nearly simultaneously, says the president of Resolve Group.

The first of two condos being sold by Resolve Group went up for sale last month with the majority of the 51 units being taken within the first week. Nearly a month later, 10 units remain and now the developer intends to push plans for construction of the second condominium sooner than originally planned.

Construction for the first building will start in October and building two could start the same month.

But that’s not the only building that may get an early start.

If all goes well, Gisele MacDonald, president and CEO for Resolve Group, said there’s a possibility the unnamed hotel could go up alongside the two condos.

“The issue is we have to solidify the agreements,” MacDonald said. “There’s a lot of agreements to solidify with the hotel but we’re in the process right now. There’s a possibility that all three buildings could go up at the same time.”

MacDonald clarified that one building would start construction and then another would follow a few months later.

Although an official announcement hasn’t come yet, it is largely believed the hotelier will be the Canadian-based Delta chain. Joe Bova, a developer with Resolve Group, previously stated he favoured Delta describing it as “the best hotel chain” in Canada but would not confirm rumours that it was indeed the waterfront hotelier.

MacDonald said they hoped to have an announcement of the hotelier in either September or early October at the latest.

“Our plans are to construct the condos first and we are in negotiations with the hotel and we hope to make that announcement in the fall,” she said.

MacDonald wasn’t surprised by the response of the condos but more that they have sold out so quickly, she said.

“We were just five weeks into launching and we’re getting, very, very full on building one,” she said. “We’re very excited to say that we’re launching building two. From the overwhelming response, we have decided to put building two on the market.”

She added they would like to see 50 per cent of the 51 units sold before considering starting construction.

The second building condominium units will be marketed to people this week. Those interested in purchasing a unit can visit the demonstration centre at the CN Station at Prince Arthur’s Landing.

It’s expected that tenants will be able to move in sometime in April 2014.

I'm happy to see that this is going forward and that this has taken off so well.

What I get annoyed at is the constant dates in which they and city admin have put forward onto to have it pass and be forced to explain themselves.

Just come back to us when the signing is complete and the CEO or the company representative is there to approve it. Anyways, happy to see this move ahead.

Jeff - Did the developer say when they would start on the market garden buildings and other areas they took on as part of the deal?

This Lady is dreaming in Color...were will she get all the help in Thunder Bay to start 2 Condos and a Hotel all at the same time.Besides the other Hotel that is starting every week but nothing shows.Oh and then there is the Hotel at the Airport

It's super easy, actually. One subtrade does the excavation for building one, then moves on to building 2. The foundation guys come in and do the foundation work for building one, and when excavation on 2 is complete, they start the foundation on building 2, and the structural steel guys start on building one. And so forth until all 3 are complete.

My understanding is that normally developers will make their $ with the condo's and very little with the hotel; what happens if they build both condo's and then ignore the hotel requirement? isn't this the issue of why the hotel was originally supposed to be started first?

Glad to see condo sales are going so well as this is key to the development and sustainability of the downtown entertainment district. Thunder Bay is on its way to a brighter future and the waterfront district is at the forefront of the rejuvination.

Yep, with all the masses of people who lost their homes... Condos are great though! Lets talk about how awesome these people have it and ignore a real issue. It's like this flood never happened, and these condos are the best thing ever!!! lol I've never thought living on the Marina would be nice. With all the excitement that goes on there...
Also unrelated and shallow note, I'd be embarrassed if that was a photo of me.

What do you suggest everyone do, stop living until everything is rectified with the flood damage? Life goes on and unfortunately things don't happen overnight when it comes to flooding and repairs etc!

This is a sad day for TB. Once the condos and hotel are up they will be complaining about the noise, number of people around. The city will then quit having Wed. night entertainment, no more Jazz festival etc. The owners of the condos won't tolerate the noise. Everything will be moved to the fort and the marina will be all theirs!
