Buyers eyeing old courthouses: Realtor

Neither former courthouse has been sold, but a realtor confirms that interested buyers are looking at both properties on Arthur and Court Streets

THUNDER BAY -- The real estate agent who's marketing two former courthouses in Thunder Bay on behalf of the Ontario government says numerous parties have expressed interest in the properties, but both of them remain for sale.

Bob Pfaff of Royal LePage Lannon Realty said the former provincial courthouse on Arthur Street is listed at just under $1.5 million while the former district courthouse on Camelot Street is priced at $570,000.

The buildings became redundant when the province built the new consolidated courthouse at Miles and Brodie Streets.

Prospective buyers of the old district courthouse need to consider requirements to protect it from a heritage standpoint. 

Pfaff said although it's not designated as a heritage property by the city of Thunder Bay, any new owner and the government "would sign heritage easement, which would designate parts of it as being heritage." 

That would require restrictions on the kinds of changes that could be made to the building, protecting areas such as the main floor courtroom and some hallways and entrances.

Pfaff said offers on the north-side site are currently being considered. 

He said there have been offers as well on the south-side property , which actually includes three buildings: the courthouse, a facility that was used by crown attorneys, and a garage in addition to "excess land" at the rear of the property. 

Pfaff said in marketing that site "it's a case of coming up with a probable use ... and getting a buyer who's willing to do that."
