TORONTO, ON—As of this month, Ontario landlords are required to use a standard lease for tenants in apartment buildings, basement apartments, houses and condominiums.
The lease—mandatory for all leases signed on or after April 30—provides a template to gather basic information such as names and addresses, the total rent and when it is due, and any rules or terms about the rental unit or building.
According to a government news release, if a landlord does not use the standard lease, renters can ask for one. If the landlord fails to provide it within 21 days, the tenant can withhold one month's rent.
The government says the lease is beneficial both to landlords and tenants, as it reduces the use of illegal terms and potential misunderstandings caused by verbal tenancy agreements.
The standard lease does not apply to most social and supportive housing, co-op housing, retirement and nursing homes, mobile home parks and commercial properties.
